VA is pleased to issue a request for expressions of Interest for the redevelopment of the Knoxville VA Medical Center (VAMC) in Knoxville, IA through a long-term ground lease.

The Knoxville VAMC campus is comprised of approximately 163 acres and is divided into three parcels:  Parcel A is approximately 40 vacant acres, Parcel B is approximately 38 vacant acres; including VA’s sewage treatment plant and a one(1)-acre cemetery, and Parcel C is approximately 85 acres; including 787,000 SF of existing improvements.  Parcels A and B both have limited physical constraints (pond, cemetery).  While Parcel A is available for immediate reuse, Parcels B and C, will not become available until the entire campus is vacated and available for reuse in January 2011.

The Knoxville VAMC is about 45 minutes from the closest metropolitan area, Des Moines, IA.  It is located near two major highways; approximately 15 minutes from state highway IA-5, and two minutes from state highway IA-92.  Its main entrance is located on Business Highway 5 / 92. Along the northeast corner, a short-line railroad runs between the site and the Knoxville Race Track, allowing for a potential rail spur.
